The 10 questions to ask while touring homes are:
How many offers have been on the house? You can get an idea of how much competition you have.
How long has the house been on the market? This information can put negotiations of asking price in your favor.
How old is the roof? You might be able to reduce asking price if you have to replace the roof.
Does home have insulation in walls and attic? Protect you and your family during cold weather. Have appliances been replaced and how long ago? You need to be prepared for additional costs.
How is the noise factor in the evening? If there are loud children or dogs barking constantly, it could be very disruptive to your quality of life.
Where are the schools located within the neighborhood? You want to know in proximity how close schools are from the house.
How much have similar homes in the neighborhood sold for? The bank appraiser will be looking at the prices of the homes sold in the neighborhood that you show interest in.
It is great to be excited about buying a new home. You still have to keep a level head about it.

Some families enjoy the benefits of living in a condo and some enjoy the benefits of living in a house. The right home will depend on what you are looking for. There are both positives and negatives for either choice.

Condos are easy to care for since someone else normally takes care of the lawn if there is one. This could be a big plus if you do not like to do yard work, but if you do enjoy gardening and working in the yard this could be a negative thing. In condos you are just one person in a group. You can not make decisions without getting other people’s permission when it comes to lawn care or other big decisions.

Buying a house gives you the power to control how the yard looks and all of the big and small details about the home. You also can enjoy privacy that you will not get from living in a condo. You can always add on extra rooms to a house or remodel it completely if you choose. You have the ability as a homeowner to do as you please, but you just have to be responsible for the repairs yourself.

Those who will be searching for a new home may wonder, what is the best season to buy a home? The answer to that question is often not as simple as giving a season or a month. The best time to buy a home depends on what is most important to you. If you want more variety it will be one season. If you want a chance to get a better deal, it will be another.

If you want a large variety of homes to choose from, spring is the best season. You will notice as spring approaches you begin to see more for sale signs. More people also begin looking for homes in the spring. This means that you will have more competition when shopping for homes.

If you want less competition and a chance for a better deal, fall is the best time to buy a home. The reason being, not many people want to move during the holidays, or during the cold winter months. A homeowner who lists their home during this time is often very motivated to sell. They will have fewer buyers showing an interest in their home. This may motivate the owners to accept a lower offer than they may have otherwise.
